CHECKING DOCUMENTATION DURING A PURCHASE 

When subject is buying a real estate mediators obligation is to check proper documentation of the property that subject is buying or selling. A mediator is obligate to check the documentation before the legal transaction or purchase conclusion. Also he is obligate to inform the customer about regularity of documentation before the conclusion of legal transaction.

He must be free from registered encumbrances, fillings and any other notes that could prevent closing a legal transaction. After that it is necessary to check the certificat of ownership and an excerpt from the cadastral documentation.

We check does property has building and use permit. At last a property should have the certificate on energy efficiency.

Your authorized agent will do the check at the relevant Land Register Office and the Land Registry in person.

The mediator will do the inspection of all applicable zoning plans (county, municipal) and the lower order plans (zoning and detailed plans, etc.). He/she will order formal declaration of the Office of Planning of the status of the land, and the possibility of construction.

He/she will inform the customer about the procedures for obtaining building permits and will provide with many other professional advices.
