Beautiful Villa with land on the island of Hvar

ID: VHv-819

This beautiful villa is located overlooking the marina in the beautiful historic town of StariGrad and while very quiet and private, is only 100 m from the buzzing heart of the village.

The villa has an area of 153 m² plus 67 m² of terrace and lies on total land of 1,201 m². It is spacious and organised over two floors. Though built in 1947 with thick stone walls, shuttered windows, wooden and tiled floors, the villa has been completely renovated by its UK-based owners in the period between 2004 and 2007.

Villa is one of the few villas on Hvar Island with large gardens. In fact there are two sub-dividable plots with the villa on a Plot of 608 m² and the second Plot 593 m². This could be retained as part of one property, or sold separately, it is in front of the villa and used as an orchard. This land offers an exceptional opportunity for a further development including a swimming pool. Initial plans for a villa on the plot have been designed to indicate what it might look like. There are two parking spaces for the property currently; with the road the villa is located on is very quiet.

Upstairs, the villa has a large terrace that looks across the marina and old village. There is a large kitchen, sitting room, two double bedrooms and a very large bathroom with a shower and bath. There is a second outside terrace to the back, which could be further developed.

There are internal and external stairs connecting the upstairs and downstairs. In the summer the downstairs large lounge and dining area stays cool even on the hottest days. For the winter there is a large fireplace. Downstairs are two double bedrooms and two bathrooms; one bedroom has its own entrance and terrace. It is possible to create an extra bedroom downstairs without difficulty, while still retaining a spacious lounge. The downstairs area can be made into a separate apartment so that when groups of friends or family use the house they can each have privacy.

Stari Grad, which means "Old Town", is one of the oldest settlements in the Adriatic. It is a World Heritage Site. It has many historic buildings and atmospheric alleys with many fantastic restaurants, bars and coffee houses. There is a supermarket, fresh fish market, produce market, and bakers within a short walk.

The marina is beautiful and always busy with local fisherman’s’ boats and yachts visiting from the ocean. There is an impressive new promenade and marina right around the village on both sides. The quality of the village is reflected in the fact that a 5 star Four Seasons resort is being built on its outskirts and another two luxury developments at each side of the harbour entrance where the ferry comes across from Split. It is easy to get to Hvar town and the other villages on the Island from StariGrad.

There are swimming beaches in StariGrad a few minutes’ walk away from the villa and other places to swim within walking distance. Other beaches are found all over the Island. There are walks from the villa through the Mediterranean countryside planted with grapes, lavender and wild herbs and flowers. Hvar is known as the cycling island for good reason with easy cycling in the villages and in the countryside. There are many marked walking and cycling trails and every type of bike, boat, kayak, and car for rent to explore the Island.

The price of this property and land is 800 000 euros and it will be sold as one unit. Facilities, fridges (2), washing machine and dishwasher will be sold with the villa while the owners will retain the beautiful furniture and artworks.

The house has been successfully let for holiday accommodation for many years, generating rental income of about 22,000 euros per annum. The owners would be happy to transfer the marketing arrangements if the new owner wishes to continue that business.
